Understanding the ins and outs of how interest rates impact real estate is key for making savvy decisions in this ever-changing landscape.
At the heart of this relationship is the impact of interest rates on the cost of borrowing for homebuyers. When interest rates are low, it’s like catching a great deal at your favorite store – buyers have more purchasing power, and the housing market gets a boost. On the flip side, when interest rates climb, it’s like seeing prices go up at that trendy coffee shop – buyers might rethink their budgets, and the market could see a slowdown. This latter wave is the one we have been riding for the past year as the Fed adjusts rates to curb inflation.Â
As we look at the factors shaping the real estate scene, interest rates have been a major player since the whirlwind of Covid hit our lives. Lower interest rates in 2021 revved up buyer enthusiasm, leading to increased competition for homes and driving prices up. It also drove many homeowners to refinance their mortgages, with some lucky owners as low as 2%. In 2023, higher interest rates, and low inventory (from all those who refinanced now holding onto their lower mortgages and properties) served the Fed’s goal of slowing down the market.Â
With rates starting to trend downward this year, once again providing opportunity for buyers with favorable borrowing conditions, the volume of homes for sale will help determine the level of competition we see locally this spring. A higher level of housing inventory available will help curb heavy competition and bidding wars. However, if we see lower inventory levels, buyers and sellers might find themselves navigating a market with high demand and ever-changing pricing.
Looking ahead, the impact of interest rates will continue to be a major player on the real estate market. While it looks like rates will stay relatively low for now, keeping an ear to the ground for economic shifts and policy changes is a smart move for anyone in the real estate world.Â
